What a year 2015 has been! Despite the increasing prices of average homes, Toronto real estate market is showing no signs of slowing down. Competition among home sellers are high and the demand for home ownership remains strong.

Here are ten homes that we showcased this year that once again demonstrated why home sellers should properly prepare their homes before listing.  These homes were located in Toronto and around the GTA. Regardless of the difference in its listing price, condition, and location, these properties did amazingly well after it was staged and showcased. After all, everybody loves a beautiful home!

Despite its location (backing to a hydro power plant), this property was SOLD for  $150,000 over asking in 4 days! Record breaking for this area.

A disaster living space turned into an inviting model suite! Sold in less than a week, with 13 offers, and have sold for $120,000 over asking price!

From kid’s play space to a  move in ready, stylish home offering a  better lifestyle every buyer wants to have. Most potential buyers wants to move into a beautiful space, there is no doubt about it. This property totally out shined its competition!  Sold in 2 days for $75,000 over asking! 

This project is my favourite, I worked with the owners for almost a year, helping them and guiding them in picking the right finishes for the whole house. From wall colour, light fixture all throughout the house, flooring, the new kitchen and bath and every detail to make sure this house is showcased beautifully.  Sold in 48 hours over asking while competing with the other 2 homes listed in the same street at the same time!

One of the rental properties that we staged in 2015! A vacant room looks sad to anyone, including prospective tenants. If you’ve never hired a home stager before, you’d be surprised at the difference staging can make in the length of time a unit remains vacant.  The bottom line is that home staging isn’t just for the more typical “home going to market” scenario. You can make money from the services of a home stager, no matter what role you play in the real estate market! Home staging can boost demand for rental properties.

Another church conversion! Sold in 10 days at full asking!   

An old church that was converted into a number of town home units. Though it boast of stunning, and original architectural details, the challenge for buyers is the skinny and tricky lay out of the unit. Staging gave every room a definite function to avoid confusion for buyers. Sold over asking!

Staging on a budget! Sold for $150,000 over asking in 3 days!

This project has the best return of investment for its home owners! This 3 bedroom semi detached in Leslieville was a problem property when we first stepped in.  After days of preparation, and with the owners  minimal and tight budget for staging we still made it work  and was sold for over asking in less than a week!

Luxury home staging! Sold in 30 days at full asking! 

From stale to sold! Listed at almost $4,000,000 this Luxury home located at Heath Street West in Toronto has quite a bit of a challenge attracting serious buyers prior to staging. The house was completely vacant and was listed for over two months without any serious offers.  After staging, this property was SOLD at full asking in 30 days! From Stale to Sold! Previously listed for three months prior to staging, this beautiful house didn’t get the attention it deserves! Once staged the house was sold for $60,000 over asking in one week!

10. Markville Rd, Richmond Hill

From Stale to Sold! Sold for $130,000 over asking in 10 days! 

This property was listed for four months prior to staging and have not received a serious offer.  Though the location was great ( fronting a park, close to schools and a major shopping mall) buyers cannot get pass the dated look of the house’s interior.  After repainting the whole interior, and bringing in the right furniture pieces and decor, the house was sold in 10 days over asking!
