4 Things to Consider When Staging that Extra Bedroom

Toronto Home Staging One of the common questions that comes up during staging consultations is what to do with the extra bedroom. Should it be staged as a home office or is it better to stage it as another guest bedroom?

Buyers in general prefer to see more bedrooms. If your listing information indicates that it is a four bedroom home, then it’s best to showcase it as a four bedroom home. However, if you already have enough bedrooms in your house and still have that extra room, here are some points to consider to help you decide on how to stage it to outshine your competition and to make sure every room in your house is at its absolute best when it is time to sell.

1. Your target buyers

First thing is first, think about your target buyers.  Will it be a growing family looking for more bedrooms or a busy professional couple who work from home? What are the demographics of the neighbourhood? Who is buying homes in your vicinity? Knowing this information will give you a better grasp and understanding of what will appeal to your potential buyers.

2. Your location

Considering your location plays an important key to make your buyers bite. Think of how will they function in your house. For example, if you’re selling in the city, chances are your buyers wants to be close to work and hates the commute. A home office maybe perfect, to give them the work space they want should they need to work from home. Meanwhile if you’re in the suburbs, chances are buyers are going to be more family oriented, they may require room for in-laws, visiting family members, or guests during the Holidays.

3. Consider the size of the room

Sometimes, when buyers see a staged office instead of another bedroom, they automatically think that the room is too small for a bed.  If your extra room can comfortably fit a bed with night tables, I  recommend to showcase it as a bedroom. However if it will look tight, cramped and trying too hard to be bedroom, a home office is a better option.  A home office is easier to visualize, if your buyers know that a full bed fits in the room.

4. Think outside the box

If your extra bedroom is small and has no closet space, a nursery, a play room, sewing room or a craft room is a good idea and might do the trick considering your buyers and your location.
