Located in a suburban North York neighborhood with a lot of empty-nesters, and growing numbers of young families. The sellers of this property, who fall into the former category, asked us for help to modernize and help them bring back the shine of their three-bedroom house, where the furnishings included several antique pieces passed down from both their parents.
First thing is first, we showcased as much space as possible (after all, this is what buyers are looking for) and we were able to do this by removing unnecessary furniture pieces, and by replacing the huge sectional that blocked half of the window and ate up almost the whole living room.
A clear function for each area and for each room. The before dining space has way too much going on, we brought it back to basics. By removing the work desk and computer in this area and by ditching the piano on the other side allowed us to highlight the main function of the space. It also gave us more room to fit in a sleek console table for style and function.
Work with the room’s flaws and all. The real eyesore here is the white 70’s built in that stretches from one wall to the other. The solution is to take the eyes to the right focal point of the room – the bed. By dressing the bed up, and adding the needed accessories, the bed becomes the focal point and the ugly built-in is quieter.
Offer a solution. Since this property is only a 3 bedroom home, I wanted to show buyers options as far as room arrangements for kids and alternative options should they have guests over. Instead of using a double bed in this room, we opted for 2 single beds because the room can easily accommodate it. It looks better, and we were able to maximize the function of the room.
Lastly, we did a thorough clean up for this house, we made sure everything was cleaned from top to bottom, inside and out. All minor repairs that need to be done were looked after before listing it. And oh! We re-waxed the hardwood flooring to make it shine in case you’re wondering!
