Home Staging is the act of preparing a private residence for sale in the real estate market. The goal of staging is to make a home appealing to the most number of potential buyers, thereby selling it faster and for a higher price.

Staging goes way beyond cleaning, decluttering  and organizing. It is marketing and merchandising your home. Techniques are used to  hype up your home’s visual impact to attract more buyers and  create a positive first impression.  Helping your buyers feel and see themselves living in your home and motivate them to buy.

2. WHY SHOULD I USE A HOME STAGING SERVICE?

3. DOES HAVING MY HOME STAGED GUARANTEE THAT MY HOME WILL SELL?

Staging cannot guarantee your home will sell, but it does give it a better chance. Putting your house on the market is like selling a very expensive product. You need to package it beautifully and make it shine to get the buyers attention. The shiniest homes through the buyer’s eyes are the most desirable and usually sell the fastest.

4. THE HOUSING MARKET ISN’T TOO BAD AND MY HOUSE WILL SELL EVENTUALLY...

That’s right. It will sell eventually. It’s a matter of when and for how much. Even if your house sells quickly in a good market, it doesn’t mean it sold for the amount it would have sold for had it been professionally staged.

5. HOW MUCH WILL IT COST ME TO STAGE MY HOUSE?

Less than your first price reduction.

The cost is dependent on many factors such as size of property and whether rental furniture and accessories are needed to showcase your home at its best. Plan to spend between 1% – 3% of the asking price.

7. MY HOUSE IS VACANT. SHOULD IT BE STAGED?

Yes, because 98% of home buyers cannot visualize how a space can be used. Without furniture, the focus goes to negative details in the room such as odd-shaped rooms, lack of architectural detail or dated light fixtures. Furthermore, empty spaces tend to feel smaller than it actually is, and looks cold and uninviting. With staging we can create a warm inviting home that buyers can start to imagine living in.

8. WHY SHOULD I SPEND MONEY ON A HOME I AM PLANNING TO SELL?

Staging is not “spending” money. It is a relatively small investment in your home to provide for a greater return on your equity. Staging is a cost effective method to maximize the return on your biggest investment – your home.

9. HOW LONG DOES IT TAKE?

The initial consultation will take between one to three hours. The actual staging can take days or sometimes even weeks depending on the condition of the property.

10. HOW IS STAGING DIFFERENT FROM INTERIOR DECORATING?

The objectives of interior design and staging homes for sale are almost the opposite. Staging depersonalizes and neutralizes the space and arranges it to suggest a lifestyle appealing to the greatest possible number of potential buyers while interior design process personalizes the home to reflect the tastes of its occupants and to accommodate their lifestyle.

11. DO I HAVE TO BE PRESENT WHILE YOU ARE WORKING?

No, you don’t have to be present for the staging process. If you do have to be elsewhere, that is not a problem.

However, you or your authorized agent will have to be present for my initial consultation so we can gather the necessary background information to effectively showcase your home.

12. SHOULD STAGING BE USED IN A SLOW OR FAST MARKET?

Staging works in any market. In a hot market, staging will showcase your home and increase the selling price, compared to a similar home that is not staged. In a slow market, it is even more important to gain that competitive edge over other similar homes in your area. “Staging speeds up sales in a sluggish market, and can bump up prices 2% to 10% in a moderate market”.

13. WHY CAN’T I JUST STAGE MY HOUSE?

Homeowners are usually unable to stage because of emotional attachment to their homes. A professional home stager can look at your home with the critical buyers eye and can give you an expert and objective home staging guidance in order for your home to compete in the real estate market. Home staging is not a decorating exercise; it is a MARKETING strategy.

  • We will make an appointment to see your home, make notes and take photographs.
  • We will then prepare an estimate, which will be emailed to you or your Listing Agent, usually within 3 business days.
  • Once you accept our estimate we will email you a contract. Upon receiving a signed contract  from you, we will begin to prepare for your staging by selecting the perfect furniture and accessories to merchandise your home and make it showing ready.  All fees should be paid before the agreed staging day.
  • On the scheduled staging day, we show up at a pre-arranged time to install the furniture and accessories that will make you home showing ready.
