7 Tips For Proper Furniture Placement

More than the furniture itself, furniture placement is key when decorating or staging your home for sale. It is important to know which piece goes to where because proper furniture placement can make a big difference in the over-all feel and look of the house when decorating to sell. These seven tips might make the process faster and easier for you.

1. Measure

First thing is first, measure. The size of your space will determine what you can put in it, the pieces it will hold, and even the kind of furniture to bring in. Here’s my tip, furniture pieces always look smaller in the stores because of its wide open space and high ceiling. Don’t be fooled by this, always measure first before buying any furniture pieces to avoid surprises and the hassle of returning it. The more you know your space, the better you’ll arrive at an arrangement that works.

2. Come Up with a Plan

There are many websites and apps that offer free online floor plan tools. These tools are straight forward, easy to use, and more importantly, it can give you sneak peak on how your project is going to turn out. Try the room planner from Urban Barn, Arrange a Room of BHG, or the Room Planner at Pottery Barn ( check out some more free tools here ). If you want it faster and simpler, you can also create your ideal floor plan by simply using pen and paper. Draw the layout, play with it, and come up with the lay out that will work best based on the size of your room.

It is a must to define areas in furniture placement especially when decorating to sell. Each space should have a clear purpose otherwise it can be confusing to buyers. For example, in a large living room, you may want to create one or several conversation areas. You can achieved a seamless zoning of space through the use of colours, using rugs on the floor, or simply by furniture arrangement.

4. Focal Point is Important

Having a focal point in a room can tremendously improve visual impact, aesthetic, and the room’s over-all quality. Here is my tip, when arranging furniture pieces, find or establish a focal point from the beginning so you can easily arrange and place furniture pieces for a balanced, calm and a cohesive look in the end. Without a focal point, a room tends to look amateur and unfinished. It will feel and look as if something is wrong or something is missing.  Your focal point can be an architectural feature, a window, a painting or even a piece of furniture.

5. Show Off Some Space

Space is as important as furniture when showcasing your home.  When arranging furniture, make sure that you have a comfortable space for traffic. This is especially important when showcasing your home for sale.  In your dining area for example, you need to have at least 3 feet of space from your wall to the dining chair to pull the chair comfortably without feeling cramped. Another helpful tip when showcasing your home for sale is to place your dining table under a dining chandelier or light fixture, it makes the room look more important, and it hypes up visual impact.

6. Place Sofas Away From Your Walls

Sofas and chairs works better with some distance away from wall to  create a sense of greater space. Your room may feel bigger with all the furniture pushed up against the wall, but if you find yourself having to shout across the room to have a conversation, you definitely need to change your furniture placement. By floating the sofas and chairs in the middle of the room, the room becomes more intimate, its cozier , conversational and will look and feel right.

7. Functionality of Pieces

Use double purpose furniture pieces to save some space. These pieces are perfect if you live in a small apartment or condo. For example, an ottoman that can be used as storage is king! It is a coffee table, additional seating and storage for you books, magazines, cd’s and dvd’s. Important when you don’t have the luxury of space.
